Preparing Your Home

De-Personalize Your Space
One of the first and easiest steps you should take in preparing your home for sale is to de-personalize. Pack away the family photos and personal décor for now so prospective buyers can better imagine the home as their own–and be sure to remove any favourite items so buyers don’t think they’re part of the deal.

De-Clutter & Clean
A clean house is an attractive house! So make yours shine from the inside out. Now’s the time to finally go through that cluttered closet you’ve been ignoring, wash the windows, donate unneeded items, and pack away everything you won’t need before you move.

Make Minor Improvements
You don’t need to be a handyman to make big-impact changes. Amp up your curb appeal with a freshly painted door and freshly landscaped lawn, and fix up any cracked tiles, leaky faucets, and burned-out lights.

Bring In The Pros!

Establishing your home’s market value has a lot to do with what other homes are selling for. With a CMA, we’ll be able to estimate the value of your home based on nearby comparable properties that are also for sale, homes that have recently sold, and similar homes that didn’t sell.

Offers & Closing

Reviewing Offers
When an offer–or offers–comes in, we’ll sit down and review the documents with you, ensuring you understand any financing, conditions, and contingencies included. We’ll help you coordinate a home inspection if needed and guide you through the Seller Property Information Statement that discloses any material defects of the home that have been identified.

Accepting an Offer
The buyer will deliver their deposit cheque and their offer to the listing office within 24 hours of acceptance. If there are conditions that you need to meet, you must fulfill those conditions. Same goes for the buyer. After that, you’ll sign a Waiver to firm up the Agreement of Purchase and Sale.

Closing Day & Moving On
Before the end of closing day, we’ll ensure your lawyer and mortgage broker have all the documents they need and the keys are handed over to the buyer. Next, transfer your utilities, forward and change your mailing address where needed, and book a moving truck. Now, time to celebrate!
